What Affects the Cost of Painting a House Exterior in San Diego

Exterior painting cost in San Diego depends on the house, not a formula. The big factors are size, stories and access, how much prep the surface needs, stucco or wood, the coating, the number of colors, the trim and the schedule. A free estimate is how you find out what your house needs. Then get the scope in writing.

Why there is no single price

Every house is different. Two homes on the same street can be very different jobs. One has sound walls and one has cracks, peeling and rot. One is easy to reach and one is wedged against a hill.

So I will not give you a number here. Nobody honest can without seeing the house. What I can do is tell you what moves the price, so you know what to ask about when you collect estimates.

The factors that move the price

Size of the house

More surface to cover means more paint and more time. It is as plain as that.

Stories and access

A single-story house is a different job from a multi-story one. Higher walls call for ladders, a lift or scaffolding. A steep lot, a tight side yard or landscaping in the way can slow the work down too. Tell your painter about anything that makes the walls hard to reach.

Prep needed

Prep often makes up the largest part of an exterior job. It also happens to be the part you cannot see later. Washing, scraping, sanding, caulking, patching and priming all take time. A fresh coat over poor prep will not hold up well, so it is worth asking exactly what prep each estimate includes.

Surface condition

Look for peeling, chalking, cracked caulk, bare wood and soft or rotted spots. When a surface needs repair, the repair comes before the paint. Sometimes the question is whether to repair a section or replace it. That is a decision worth making with someone who can look at it in person.

Stucco, wood or other siding

Different surfaces call for different prep and different coatings. Stucco has texture, and texture takes more paint to cover. It also needs crack repair and a dry wall. Wood often needs more scraping, sanding and repair. Neither one is simply higher in price, because it is not that simple. The condition of the surface usually matters more than the material.

Coating type

Standard exterior acrylic paint is common. Some walls call for a specialty coating, such as an elastomeric coating, which is thicker and more flexible. A different coating can change the scope and the amount of material. It is a good thing to ask about and to have written down.

Number of colors

Body, trim, doors and accents each add steps. More colors mean more masking and more careful cutting in. A one-color job and a four-color job are not the same amount of work.

Trim, doors, windows, fascia and gutters

Detail work takes time. Wood trim, metal and stucco each prep a little differently. A house with a lot of trim has more of this work than a plain box does.

Scheduling and weather

Timing matters, too. Weather days, work windows and whether you live in the house during the job can all change the plan. Exterior work depends on dry walls and the right conditions on the day.

What is not on the list

Some homeowners worry about surprise charges. The surest protection is a clear scope in writing. Ask each painter to list the surfaces, the prep, the coatings, the colors and any repairs. If something is not listed, ask about it before you sign. If you are comparing painters, our hiring checklist covers what to ask.

What a free estimate is for

A free estimate gives you a price based on your actual house instead of a guess. It is the time to talk through the surface condition, access, coatings, colors and trim.

A few things help a lot when you set one up:

  • Easy access to the outside of the house
  • A rough idea of the colors you like
  • Any HOA or design-review rules that apply
  • Your timing preferences

I do not give prices in blog posts, because a price only means something once the scope is known. To set up a free estimate, call me at (858) 333-2396 or use the contact page. You can also read about the work on our services page.

FAQ

Why do exterior painting quotes vary so much?

Quotes differ because the scope differs. One bid might include careful washing, scraping, caulking and priming, and another might not. Coatings, number of coats, trim and repairs also change the job. Ask each painter to list the prep and the coatings in writing, then compare line by line.

Does stucco or wood cost more to paint?

Neither one is simply higher. Stucco needs crack repair, a dry wall and enough paint to fill the texture. Wood often needs more scraping, sanding and repair. The surface condition usually matters more than the material. A painter can tell you what your house needs once they see it.
